We are from Montevideo and we have already invested on repeated occasions with the people of Petra. With the Paraguayan tax of only 10% on income, we average 9% to 12% annual income. A 2 bedroom that we invested US$137,000 in 2019, today leaves us US$1,375 every month. I agree with other readers, this income is impossible to match in cities like Montevideo, Buenos Aires, Santiago, etc. Hopefully the same investment in my country can leave me clean by 0.75% annually. My advice is to invest in projects that have not yet started and with construction times of 2 or 3 years. This way you really end up buying at cost and the annual income there can reach 15%. The rental value is practically the same but the rent is higher as it was paid at a much lower cost. In our case it also helped us to be able to pay with greater amounts of installments (financed). Just that year we had just invested in our second property and we did not have the funds for a third, but thanks to the financing we were able to enter from a well. The positive thing was that after a year and a half the rent from our 2 previous properties was enough to pay the remaining installments of the LIFE building (beautiful building they built in the Herrera neighborhood of Asunción)

My best investments with Petra were with apartments with immediate delivery. Yes, it is true that the value may be a little higher, but you will have the apartment making a profit immediately. My mistake was renting them in a classic way for 12 or 24 months, when I should have offered them with temporary rentals like AirBnB where the annual rent doubles. We have been renting them under this modality for 1 year now and the experience is pleasant as well as very good. They charge an administration fee and I practically don't have to take care of anything. An extra investment is necessary in order to offer them for temporary rentals: you need to furnish them (beds, TV, furniture, etc.). If the apartment costs US$87,000 dollars, calculate US$6,000 extra to leave it furnished. They take care of this process and have several partners who take care of everything and with very good wholesale costs.

Petra is the number 1 construction company in Asunción. We have just invested in a 2-room apartment in the Petra Signature venture that has not yet started. Although I still do not have personal income experience, I do have that of my in-laws who invested from a well 5 years ago. The annual income is close to 13% after deducting direct taxes. Always buy from well! This way you can guarantee that you are buying them at cost. Post construction, these properties have an excellent sale price and can easily be sold for 25% more than what you paid. With a little more months it is possible to sell them for more than 25% but you have to endure it. I have never invested with Petra but I understand that they are serious.

It was undoubtedly a great decision that my husband and I made in 2019. The profitability to date far exceeded our expectations and much more so if we compare it with other properties we had in Buenos Aires. In 2020 we made our second investment with Petra and bought a 2-room apartment in Asunción from a well for US$97,000. In mid-2022 the building was already finished and they offered us to buy it for US$114,500, which we accepted. Something like 18% profitability in 18 months. I recommend having a meeting or chat with Petra's agents and discover for yourself what they have to offer you. They understand very well what you are looking for with these investments abroad and their long-term business is to get you to invest with them again. To achieve this they must show you profitability. I recommend that you contact them and ask about the "Petra Signature" venture in which my husband and I are going to invest. You can still enter from a well and at cost. The profitability will be very good since these areas are in high demand and the Paraguayan public looks for this type of well-located and quality apartments. I recommend having a phone chat or video call. They are very nice people and it is a pleasure to deal with them. You can invest in Asunción without having to travel. In fact, we only discovered our department last year. Asunción is a wonderful city and very little known in our country. Our apartment is located in a residential area of Asunción a few meters from the main attractions, shopping centers, restaurants, etc. In 2019 we bought a 2-bedroom for US$95000 and until today it was unrented for only 2 weeks. It always gave a very good income (it will be about US$850 a month). If they are lucky they can enter a venture from a well, unfortunately they sell very quickly. Our apartment is in a building called Life Botánico, meters from the city botanist. There are only 20 apartments and they are in high demand for rent.

Beyond the profitability that Petra offers in its projects, its post-sales administration services must be highlighted. I have been working with them for more than 6 years and I NEVER had to take care of anything in the departments. First of all, since they are brand new apartments, their maintenance is zero for several years. The second very attractive point is that they take care of renting the apartments, collecting the rent, maintenance if necessary and finally getting the money to the owners. It is important to have a good experience throughout the pre- and post-investment process.

I am an economist and for this reason I will try to make a review focused on my field. Most people have a misconception about Paraguay. More than 20 years ago, Paraguay decided to do things right and today they are paying off. A country with a working class that was always enviable. 20 years of stable currency and the lowest inflation levels in the world. 15 consecutive years of economic growth at an annual average of 4.5%. Lower tax rate and simplicity of the region's tax system. m2 construction value around US$1,300, almost impossible in today's world. Rapid recovery of economic growth and investment after the 2008 crisis, 15% growth in 2010. Attractive regimes for foreign investors with broad tax exemptions for investments. Excellent cost-benefit ratio of labor in the region and lower social charges on salaries. Abundant availability of electrical energy and the lowest rates in the region. Pleasant climate and absence of natural disasters. Finally, no less important fact... it is worth highlighting the rise in purchasing power of the upper-middle class, made up mostly of young professionals looking to rent apartments like those that Petra and other construction companies sell. My recommendation is that you at least do some research on Google about the economy and current affairs of Paraguay and you will be surprised. That it is possible to buy something brand new in a Latin American capital for US$1,300 per m2 is a miracle. Spend some time researching. My best regards.

Always a very good experience with Petra. They are very organized with the administration and quite decisive. All its apartments are brand new and the level of maintenance is low. In 4 years we never had a problem with our apartments in Asunción. They take care of everything. We don't even know Paraguay. I recommend not rushing into this type of investment and being very well informed before making a decision. Paraguay is the new real estate boom in Latin America and you can still buy or build it for less than half per m2 compared to other countries. In addition, there is a new public in Paraguay with high incomes who love this type of buildings. There is very good information on the internet about the real estate boom in Asunción. I recommend that you investigate and draw your own conclusions.

We had a 2 bedroom in Santiago and in 2020 we sold it to invest in Asunción in a new line of ecological buildings that had not yet begun construction. With the apartment we sold in Chile we bought 2 apartments of 85m2 each!!!!!! We resold one at a good price as soon as construction was finished (even a month before) and the other was offered for rent until today. I completely understand that what matters most to us is how much of a rental we have "clean" left. The first thing to understand is that these types of apartments are paid very well by the Paraguayan public. Petra always builds in areas where the Paraguayan citizen is willing to pay for a good apartment with amenities, pool, garage, etc. Therefore, it is important to understand that the rent itself is very good and the value per m2 is economical. A US$100,000 apartment rents for approximately US$1,000 per month. If you subtract ALL direct costs such as taxes, administration, etc., you end up with about US$750 CLEAN per month (approximately 10% annual net). Personally, I recommend meeting Petra's team and clearing all your doubts. They are very open and pleasant people. One thinks that investing in another country is very complex but the truth is that it is not. I am 63 years old and at this point in my life I do not intend to complicate things. Only 10% corporate tax rate on net profits and 0% taxes on income generated abroad make Paraguay the new Dubai. What makes Paraguay unique is that you can gain access to a residency in less than a month and you do NOT need to physically remain in the country to maintain residency. You will be able to keep it without setting foot in Paraguay again.

Something is missing from the comments I read. Paraguay is the only country in the world where you can invest in a 2-bedroom apartment for only US$120000 and obtain an 11% annual return (when renting) and of course residence by investment is always the best shortcut. Furthermore, an important thing to know is that Paraguay is not on the blacklist and allows the movement of capital without restrictions. Paraguay is definitely the new mecca for entrepreneurs and independent workers. It is true that in less than a month you obtain the residence permit and with that you can easily open a bank account and move your business to Paraguay.
